Your property values are influenced by several factors, including location, cost of construction, quality of construction, updates and upgrades, income potential, and more. When appraising a property, we consider all these items to come up with fair market value. Before one of our appraisers comes to your property, it’s good to better understand what to expect. We’re sharing our best tips to help you prepare.

What To Expect During Your Appraisal

  • The appraiser will arrive at your home during the scheduled time. All appointments are made within a 1-hour window. For example, your appointment may be between 3 & 4 p.m., meaning the appraisers will arrive sometime within that hour. (Please note that our appraisers are traveling throughout the day and can run into various delays such as traffic or weather. If the appraiser is delayed, you will be notified as soon as possible.)

  • Once the appraiser arrives, the inspection for the appraisal will last 30-60 minutes (If your home is unique, has multiple structures, a large site, or has a high-end or atypical features the appraisal inspection may take longer.)

  • The appraiser will take exterior and interior measurements of your home

  • The appraiser will take pictures of both the inside and outside of your home

  • The appraiser may tour the neighborhood after they view your property

  • The appraiser will not likely inspect appliances to see if they work unless it is a lender requirement. Remember, appraisers are not home inspectors

  • Feel free to give the appraiser a list of your home improvements with dates of when they were completed as well as information about the neighborhood such as HOA fess or current or proposed special assessments.

How To Prepare For Your Appraisal

  • Once the appraiser arrives, the appraisal will last 30-60 minutes (If your home is unique, has many buildings, or has a high value the appraisal may take longer)

  • Make sure all the maintenance or repairs you can do are done

  • Box up clutter and put it in storage

  • Tidy up the yard

  • Make any improvements before the appraisal

  •  Keep records of  all of the maintenance and upgrades to show the appraiser

  • Thoroughly clean it so it looks almost new

  • Keep pets locked up during the appraisal

  • Make sure the appraiser is going to have access to all interior and exterior access/rooms of the home
